No Sale, No Fee Property Drone Fly-Throughs

How Aerial Action works with estate agents and vendors to create immersive property films with no upfront filming cost.

Aerial Action creates dynamic property fly-through films using action drones, giving potential buyers a much more natural sense of how a property flows from room to room.

Rather than simply filming a house from above, the aim is to take the viewer on a journey through the property, moving naturally between rooms, through doorways and into outside spaces where appropriate.

For selected properties, we now offer this on a no upfront cost, no sale, no fee basis.

That means the estate agent and vendor can use a professionally produced Aerial Action property film without paying for the filming upfront. If the property does not go under offer within the agreed period, there is no filming fee.

Why Action Drone Property Films?

Traditional property photography is excellent at showing individual rooms, while conventional aerial drone footage gives buyers a useful view of the property, garden and surrounding area.

An action drone fly-through does something slightly different.

It allows the viewer to experience how the property connects together. Instead of seeing a collection of separate photographs, they can follow a continuous route through the home and get a much better feeling for its scale, layout and character.

This can be particularly effective for properties with large open-plan areas, impressive entrances, wide hallways, interesting architecture, gardens, views or unusual features.

Which Properties Are Suitable?

Not every property is right for an action drone fly-through, and that is an important part of how the service works.

We generally look for properties with:

  • Spacious rooms
  • Good flow between rooms
  • Open-plan living areas
  • Wider hallways and landings
  • Interesting architectural or interior features
  • Strong visual focal points
  • Gardens, views or outdoor areas that can be incorporated into the film

Suitability is normally assessed using the property photographs, floorplan or a quick walkthrough before filming takes place.

The important thing is not simply the size of the property. A well-designed modern home with good internal flow may work extremely well, while a much larger property with narrow corridors and heavily divided rooms may be less suitable.

What Happens When a Property Is Suitable?

Once a suitable property has been identified, the process is deliberately straightforward.

  1. The estate agent or vendor sends Aerial Action the property details.
  2. We assess whether the property is suitable for an action drone fly-through.
  3. The filming fee and simple agreement are confirmed before the shoot.
  4. We plan the filming route and any necessary flight and safety arrangements.
  5. The property is filmed in 4K.
  6. The footage is professionally edited into a finished property film.
  7. The completed film is supplied ready for use on websites, property marketing and social media.

Filming Inside and Outside

Where the property and location allow it, the film can combine indoor and outdoor footage into one continuous sequence.

This might include flying through the entrance, moving through the main living areas, exiting into the garden and then revealing the wider property or surrounding landscape.

In some properties, a small amount of handheld or conventional camera footage may also be used where a particular area is unsuitable for the drone. This gives us greater flexibility while keeping the action drone fly-through as the main feature of the film.

Fast Turnaround

Property marketing moves quickly, so the intention is for the film to form part of the main property launch rather than being added several weeks later.

A typical finished film would normally be returned within a few working days of filming, depending on the complexity of the property and edit.

How the No Sale, No Fee Model Works

For properties accepted onto the scheme, there is no upfront filming charge.

If the property goes under offer within 12 weeks of the finished film going live, the agreed filming fee becomes payable.

If the property does not go under offer within that 12-week period, there is no filming fee.

The exact fee is agreed in writing before filming takes place, so everyone knows how the arrangement works from the outset.

What Happens If a Sale Falls Through?

Sometimes a property goes under offer successfully but the transaction later falls through because a buyer withdraws or a chain collapses.

In that situation, only 50% of the agreed filming fee would be payable.

This recognises that the marketing has successfully helped generate an accepted offer, while also sharing some of the risk if the transaction does not ultimately complete.

If the sale proceeds to completion, the full agreed filming fee is payable.

What If the Property Is Withdrawn?

If a vendor withdraws the property from the market, changes estate agent or materially changes the marketing arrangement during the agreed period, this would be handled under the individual filming agreement.

The intention is to keep the arrangement fair and straightforward for the vendor, the estate agent and Aerial Action.

Use of the Footage

As part of the arrangement, Aerial Action may use selected footage from the property film in its own website, portfolio, social media and promotional material.

Where appropriate, Aerial Action will reference or link back to the estate agent responsible for marketing the property.

This means the footage can continue to promote both the property and the estate agency while also demonstrating the type of work Aerial Action produces.

Any specific privacy, timing or marketing restrictions relating to an individual property can be agreed before filming.

Does This Replace Conventional Property Drone Photography?

No.

Action drone fly-throughs are intended to sit alongside existing property photography, video and conventional aerial drone work.

They are an additional marketing option for selected properties where a more immersive style of filming can add something genuinely different.
